I'll also add that under Colorado law you don't need to own the property to be held liable under premises liability law, but rather the definition of "landowner" under Colorado law is a broad one which includes not only the titled owner, but also anyone who exercises a sufficient degree of control over the circumstances existing or activities taking place on real property where the accident occurred. 

In some cases, landlords have asked for last 3 months + 1.5 month security deposit upfront, especially from potential tenants who have great income but have recently immigrated to the country and so do not have sufficient credit profile.

On the same token, if you setup a California LLC and you decide to transfer your Arizona property to the CA LLC, you will have to file as a foreign registered business in Arizona and pay the Arizona LLC fees because you are conducting business in Arizona.

In CA, this would be sufficient to cancel the deal.That # sounds quite high for flood insurance.

PA laws says 15 Days notice is sufficient to the tenant.

And “liabilities” includes any and all unknown liabilities that might be alleged in the future.This is why the really savvy investors leave that LLC in place, inactive, for a sufficient period of time for all time periods for lawsuits to expire, called “statutes of limitation.”
