I would think you would need a pretty large bankroll to start with this as presumably you would take over any mortgage payments and maintenance and have no income coming in from it. 

You'll first want to nail down the property type and strategy you want to implement then start making offers where it makes sense!

I used Design Appruv on my first ADU and they have since gone bankrupt and stole everyone's money :/...so don't use them, but do look up their Yelp reviews if you want a good chuckle.My buddy CJ just left ADU Geeks and is starting his own company - I think for quite a significant discount.
