Few years ago it was a multi-state portfolio spread across 5 states. last year it was  500+ units in Texas and 400+ units in Florida.

But, I am just speculating.I haven't seen this Riviera Apartments deal, but am happy to underwrite it if you DM me details.My take:  Unless I knew them personally, and knew they were superheros, I'd be cautious.

A smart Savvy businessman like yourself bought the note at a substantial discount and this is your chance to cash in on the spread early.
