think the benefit of a mini split system over a central are the energy efficiency the offer, the individual control over zone cooling/heating, simpler maintenance, quite operation.In the end it comes down to what makes sense in your situation, but I will say that there is a lot of fear mongering among a lot of HVAC companies to push people to either central systems or if they do mini splits, then into the higher priced systems.

Just because it's a primary residence for him doesn't automatically exempt your portion from capital gains—you're still considered an investor.You also need to think about what happens if your friend can’t buy you out or if your relationship changes.

A bank will not go above 75% typically so you have no ability to borrower or maybe get out $20kIn this environment with high prices and rates - I personally don’t think it makes sense to borrower for a down payment as you are just over leveraging with multiple sources of loans.
