I left my previous job in the Tech world in search for adventure (found a sailing boat) and have just made my first single home purchase in order to get my hands dirty and learn by doing and most possibly messing up a few times. 

Compared to a single family house, if the tenant moves out of the sfh, you loose all of your income plus you have to spend the money to get the house ready for the next tenant.

When they give you a rent range, understand that a single family home is on the low end of that range, a townhome is in the middle, and an apartment is on the top end of the range.

My interest are Single family and Small multi family 2-4 units as buy and holds.
