For instance, if the property has been recently renovated and has no tenants, will the appraiser assume some number for vacancy?

You'd have to buy the park, kick out all the tenants, renovate the trailers or get rid of them, and then find new tenants.

Its in a nice neighborhood, new roof, newer HVAC and new windows a clean and neat home with no renovations necessary to offer a nice quality home for rent.
