Will the finishes be of the same quality as the home next door?

It's crazy to me how just a couple streets can make a huge difference in the quality of the neighborhood.

What quality of tenants will it attract?

The most I'd invest initially is quality time in reading and listening, and use the Vistaprint deal  that's, like, $10 to make 250 cards to just make a business card with your name, title (wholeseller) and contact info.    

This is my first post on BiggerPockets, and I am thoroughly impressed with the quality and quantity of your responses,  guys and gals! 

If you've already established that these properties meet your criteria for quality/area/condition then no, I don't think you should worry about the 6K.

A good local wholesaler or off-market specialist should be able to help you find quality products either on or off of the MLS.- it's always good to see another investor utilizing this great site!

Quality of life.. in my younger days schools ( IE spent half my income to live in the Palo Alto School system).. ease of commuting to work.. shopping. 

The scope of the work is general rehab stuff: floors, windows, doors, light weight exterior work, paint, fixtures etc.We are not looking for bottom of the barrel cheap labor, but fair priced rental quality work.Also, we would like to purchase more properties if we can find a contractor or network of contractors we trust.
