if your not a real estate agent and your not their w 2 employee I suspect your out of luck. they can just not pay you at all.all those NDA NC agreements to me are just flimsy paper unless you have the money to litigate which 99% of people in these little transactions don't .. they are meaningless documents. that the bigger players just ignore and never speak to you again..

But what if an expert player who already mastered the game gave you that direction and coached you through it?

But I was wondering; From the more seasoned and experienced players in the game, would you say wholesaling or flipping is the way to get your foot in the door of real estate investing?

@Suzanne Player my last 506b I raised $10 million in 2 weeks and the legal fees to prepare the investor documents such as the PPM (Private Placement Memorandum), subscription and operating agreement was about $15k.

Would almost prioritize the learning aspect of it more than the money.

Most importantly, get to know the club organizers since they tend to know the honest players as well as those who consistently attend their clubs.

Totally forgot that the big players do have their yearly investor presentations-great resource to gain insight and see their data points.

I suspect the larger markets are going to get saturated faster, as data service providers and larger players identify large and medium markets more easily. 

I would look at where new development is happening...what neighborhoods that used to be seedy are starting to see flips and bad houses getting bought up...where is the city investing tax dollars to improve...what neighborhoods are the hipsters starting to move into...where are the cool coffee shops and restaurants opening...where are the big money players buying up land to develop.
