Its a little inconveneient for the tenant becuase you have to go pick up your mail but if your tenant had amazon deliveries or needs an address for employment purposes they can still use a physical address such as the "#A" or "1/2" that you mentioned.

I haven't seen the lot physically just on paper.A friend of mine from work is currently developing land and they said nothing for 4 yrs and now its picking up..but its luxury homes.. 1M homes.Her issue is the developer/builder is making more money than them who owns and developed the land.

You also have to keep in mind not just physical vacancy, but economic as well (bad debt, loss to lease, etc...).When you say capex I assume you mean capex reserves?
