We don't stain our stock unfinished cabinets because I don't like the way the lower grade birch or oak take stain.For in stock (relatively) inexpensive pre-finished cabinets I like Lowes Diamond now Wintucket in cloud gray or Caspian in antique white.

Although your ADU isn't exactly the same as a 1 br apartment, it's similar.So, I suggest comping against 1 br apartments, BUT be very mindful of the sq footage, grade and amenities of those apartments.
