Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

We have purchased 2 previous owner occupants.

The entire property was fenced in for pets, exterior of the home painted, and a driveway installed.

While during your due diligence, work on negotiating with either of the adjacent owners for a cross access agreement.
