People invest in all classes of neighborhoods and do just fine, as long as they know what they are getting into and have proper expectations. 

I don't wanna waste time if I know they aren't gonna qualify, but I don't want to be accused of violating fair housing laws here

Type doesn't matter.What gets people confused sometimes are the terms "like kind" and "qualified use". 

I only ask, because most people are not sitting on $400k cash (obviously this is just my example) to effectively buy a new house without a mortgage.
