Interest rates in the remaining 3-years of our term would have to rise by ~3.5% for us not to come out ahead of the 5-yr, fixed term mortgage.With the right of conversion in our mortgage product, if rates were to suddenly head north ahead of our tolerance, we could convert to a 3+ year term, fixed-rate mortgage.On the appliance front ... if you hit HomeDepot during boxing week, they normally have an appliance sale with an 18 - 24 month, 0%-interest payment plan ... over the past 5-years, we purchased 3-dozen appliances using this method and paid for them all from cash flow.

We gradually moved in this past spring, a few boxes here and there, cleaned out a few things from her mom's house, sold some things here and there, cleaned up our house as we went, then did the big move right after school let out-beds, furniture, bookcases, etc.

So its nothing different than you borrowing from a bank its all the same Debt instruments Notes etc.. just change the parties   Bank = HML  no mystery to it..
