Hey Alex, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I rented out a tiny commercial space to some ladies that wanted to open a retail clothing store. 10 days after move in they had a falling out and one of them moved her portion of the merchandise out of the store the next day.

I am currently living in the main house, but will soon be moving in the upcoming summer due to another purchase.

If you aren't going to move into the property, you will need 20-30% down so you need to factor that in to the price points in your area.I would keep saving instead of activating a low-equity HELOC right now.

I read something called NBT (Net Billing Tariff) may apply but I am unclear how it would impact tenants and if the landlord were to move back into the house after tenants move out?

I moved here from Florida after seeing the projected growth.
