Recently, I spoke to a friend of mine who is also a local REI and his opinion was to exercise some patience for the Mass area.

For instance you can buy properties around the medical center that should cash flow pretty well but that area is in decline and appreciation isn't very strong in my opinion.

My wife and I are moving to LA (near south of Glendale) this July for a 2 year medical training program.

Most of our properties have a higher rent so 3x Gross is usually sufficient.Credit - the score doesn't really matter to us as medical and student debt are usually culprits for low credit. 

So I would give them notice of your intent to evict and see what they do.The situation is stacked against Landlords right now, but we do have laws in this country and some judges still exercise common sense and seek justice.
