Spending thousands of dollars to obtain leads may work for you and your business model, however for me, at this point in time in my investing career, I feel better off spending my time and money meeting more people who can supply me with the right opportunities.

The point is not to gloat… it is to say that it really takes finding a good deal with a lot of ‘meat on the bones’ for a flip to be worth it (to us).

Some of their listings have very little meat on the bone, but they still need to hustle and sell it. 

And then I will re-communicate my offer to let him proactively pay me at the previously offered rate. 

She currently owns a condo in Rochester, NY and has offered to sell it to me at a discounted price (so I know I'm getting a good deal).

@Jim K. agreed.I was fortunate- the buddy who was schooling me at the time told me to get the cheapest one.

The fridge was filled with liquified rotten meat and kitchen was covered in maggots.
