Must live in property for 2 years before renting - work around?

So my Mom is finally retiring from her job and will be moving down south in the next few months. She currently owns a condo in Rochester, NY and has offered to sell it to me at a discounted price (so I know I'm getting a good deal). I currently live in NYC and was planning to rent out the property. The problem is that the homeowners association that oversees her neighborhood requires that you live in any property for at least 2 years before renting it out. 

Is there any way to appeal this or work around it without actually living there for 2 years? Any advice or help is greatly appreciated, thanks!
