The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door.

I just got my first rental property so I am very new to all of this. 

Does any one have suggestions for property management companies they have had success with in the Richmond, VA area?

As my first project I would like to purchase the property out of the trust, maybe move into my newly formed LLC, and convert to a 2 family.

I have the same thing in all my properties and can connect in remotely using the same app and login.  

IF all projections are met and the property is sold after 5 years it will be about a 10% annual return after all capital gains taxes are paid.
