It all comes down to price...did your agent provide you rental comps before listing to justify the list price?

What loan product can I use to keep my current property , rent it so it can help pay for the loan while I build the second property ?

They will sell their home and parents home and with proceeds provide a down payment, The rest of amount would be a lease-purchase.

Maybe sell the one or two that are older, worse area etc. you could use the money to pay off your personal or the loans on the other two.

In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.

Allstate and State Farm in Illinois lately have been huge a**holes as far as providing coverage when a loss occurs.

I am thinking that perhaps we could insure building and operations separately and that might open some options in insurance providers.
