I have had no complaints from any of the tenants after doing this and I simply periodically apply this along the border and between the deck boards of the home; downside is you can see it around the perimeter and a heavy rain will wash it away.

Our standard protocol is to have tenants pay online through ACH or credit card but if a tenant has multiple NSF's or is going through the eviction process and ends up paying prior to judgement (we have to accept payment in CO), our lease states they must pay in certified funds.

There was also a run on roofing work being done at the time (late Fall) since we had about 2 weeks of constant rain and with the insurance company breathing down my neck I couldn't afford timewise to be too picky even if there were better prices out there.The allure was $4.50 per square foot and was for the whole unit, the painting was for the whole unit.
