Franky,You would use a Foreign National or DSCR loan for buying a property in the US while in Canada. 

I could have easily gotten a home with what I have now back in 2021 :(.

If you are willing to house hack and live in one unit of a 4 plex, this would work.

Any way around paying the very high property tax, school tax etc. in SC?

By summer, prices should start rising again, presenting better seller opportunities.Multi-Family Properties: Values have dropped due to lower rental rates, with the best deals already seen in past years.

There seems to be a lot of potential in Poughkeepsie.
