If you're concerned about the fast traffic, maybe some kind of barrier fence along that side would improve things?  

We are looking for a property may need cosmetic improvements, but won't require a major renovation right off the bat.

I want to start getting some experience and practice running numbers on potential deals and get myself ready for when the time is right to make an offer.

Once you've created it then practice analyzing deals.

Not a lot of details but if this place has the potential of 3500/mo and they're giving it up for just 55k....it must have some serious issues that must be addressed beyond the scope of practice for a beginner. 

If they dont have a practice or policy in place for your secure data then I recommend using somebody else.

So far, the “referred” people/co have been new trying to break in, or are trying to practice real estate on the side.It seems like 1) they can’t focus on the PM duties, 2) or they’re trying to get a piece of the pie, or 3) they are bringing in other non-PM people to work.This past week was rough.
