Aside from checking the mls.. what websites or ideas should I implement to find my out of state flip?

All of the above are great suggestions and ones that we have implemented in our Airbnb to become a superhost. 

Lastly, holding the property as an STR is a viable option as well, however, you need to ensure that the County District and the City have not implemented any new rules/regulations regarding STRs (this is the risk you'll need to weigh). 

Many of the suggestions I've made have been implemented and the product gets better as they continually update it.

I may have to take some of those ideas and try to implement.

I'm still evaluating it, but it has all the feature Avail does but way better implemented.
