I apologize it has taken me 2 years to reply to your post but I was just going through my old posts and saw that I had not replied. 

Many property managers send out reminder notices of impending deadline a month in advance, small landlords might give a courtesy call directly to their tenants, but either way start showing the places right after that date so you don't risk going without a tenant and they understand you are serious.  

(yes, my apologies to those very few legitimate and successful wholesalers here, but even you guys know what I mean) Pick one of the other areas and start DOING it.
