And having my written letter or postcard in hand means the when they are ready to sell, my name and number are right in front of them while your text is long gone in the cloud.I'm sure that given the sheer volume of texts that are possible, you will get some deals, but I think the success rate will be very low.

To me that's just someone being too greedy; yes  the profit is very important,  but in wholesaling it's more about the volume

I only mention tax sale because in CA thousands upon thousands of bare lots trade each year at the county tax sales.. so when I see something very cheap and bare land I go right there.. it may not be that.. but good chance there is.in CA there is NO right of redemption other than in RARE instances but most title companies still wont insure for 5 years.. we got insurance because of the sheer volume we did.. our title company would insure but most if not all one off buyers can't get it without waiting.. and No one quiet titles these they just wait it out.

its not a hey I know nothing about real estate and the guru told me this is the easiest way to make money when I have no knowledge of the business, no money , etc etc.Its highly regional.. and there is no question that the rust belt and other older mature MSA's that have large SFR populations of rentals are prime wholesaling grounds.. that's a fact.in other areas were the inventory is different wholesaling is a completely different ball game and in many markets its done.. ya you can do some but its not a machine you cant do the volume you guys do.. and granted not all of them are Morris invest bait..
