I would love to know thoughts on if this is a good STR market, should I wait until housing prices come down,  any advice from those in the area, etc.

The Plan is to come up with $400k for the down payment and for that I'll need to sell about 3 of my rentals. 2 of them are single family with a ton of upside, so I don't foresee any issues selling them.

Needless to say I would rather Philly be in the news for this than for the opposite, moral of the story make sure you have a good contractor so you keep those rehabs budgets down!

I live in Ames, so it's no problem to swing down to Des Moines.  

Regardless of the real estate type, I think it’s more productive to just make $600k a year in your job and get some great properties in great locations, enjoy the tax savings, and let time do its thing with appreciation and mortgage pay down.

I'd like to add a legal bed and bath down there to get higher rents and bring the property value up, so that I can refi and get most/all of the money back that I use on the updgrade. 

Do I have to also write down each task in the moment, or can I go back over a week or even a month and flesh out the details in broader strokes?
