I saw this happen to a friend of mine years ago when he was building a gas station convenience store / fast food drive through.

Also the current landlord reference must be taken with a grain of salt, if they are trying to get rid of bad tenants they may give a glowing reference.

Only spend money on necessary expenses such as food and gas.
