If that is not the case and all I need is positive cash flow to continue buying more properties with LOC's or cash out refi's, then all I need to do is grab my 70-80% LTV LOC or refi and come up with the rest of the remainder cash for my next purchase.

While I agree that not all advice holds the same weight - you don't want to take flipping advice from the guy who only buys and holds stabilized properties, you don't want to learn how to wholesale from the girl who's only wholesaled one property in the two years she's been at it, etc - I firmly believe that vetting the information you find on this site is entirely up to you.
