My wife and I are certain future real estate investors who would love to enter the market sometime within the next 1-4 years and acquire our first rental property.

Tax Write Offs: There are certain tax benefit to house hacking because you blend benefits of primary residence with rental income.

This is one of those posts that I will need to return to frequently to re-read it to pull out all the juice I can.

This is the 2 units + 2 ADUs scenario.I am worried Scenario A might push future financing option into commercial real estate only, which will limit my cashout refi options and the future buyer pool.From a lending perspective, since a "Land Use Restriction" is required to be recorded on the Deed to limit rentals to be longer than 30 days, the property thus will not be considered a true "5 unit commercial property" and my worries in Scenario A will not come to pass, right?

While these efforts hold promise for the future, I'm seeking practical strategies for navigating my current challenges.I'd greatly appreciate any insights, advice, or resources that you could share with me.

(Our offer was accepted, then not, then was again...)We agreed to keep them, but ONLY if they passed all the background checks, sign a new 6-month lease that we write and provide them, and submit a security deposit. 

I am sure there are other things that would need to be done first.Someone posted about working part-time at a RE or investor's office, and I would be willing to do that for a fixed, short-term, like 6 months or so, but a lot of the job postings require a license. 

Our team has been quite satisfied with its capabilities for long-term rentals.As we look to the future, we're planning to expand into the Short-Term Rental (STR) market within the next few months.

My recommendations would be to re-evaluate the price point and make sure it matches other properties nearby.
