I understand there's the University there, it's had slow but positive population growth, and a decent unemployment rate.

If this is the case and you aren't unemployed, I would not pay off the mortgages on the rentals, the tenants are already doing that and presumably the interest rates on those loans are good. 

I'm looking to build a co-living apartment community in the Bay Area with the following features: -  Fully furnished and some amenities - Easy to discover and book apartments -  Flexible leases. 

The issue he (and I believe other realtors) will have is the property is has a unique feature that we feel will significantly affect the value.

Utilized childproof feature so our kids can't shut it off anymore and put it on basement mode (it runs continuously now).

One other thing to add is that I am currently unemployed with some reserves trying to make this my main gig.In full disclosure, I bought the place as a bank-owned property for $165K.
