All you need to do is focus on a strategy and execute to the best of your ability.

In Quickbooks(Desktop) it is a manual process to trigger the statement charges to be entered monthly from the memorized transactions and then go through each one to execute the Direct Debit.

I think you need legal advice on this, but if the seller has a valid, enforceable court order for eviction, I'd insist that he executes it and extend the contract to give him time to do so.
