I found them to be a rip off,  I had them come out for a heat/air system, and they found every excuse to not pay, I didn't clean it enough, not a covered repair or they wanted to patch it.

The tenant used that as an excuse as an additional excuse not to move in and request their money back.I guess @Dean Letfus has all the answers to 100% insure a vacant home never gets broken into, which is actually rare even though we have all said "it is not unusual."

So when I punch in the numbers using the tool, there are numbers that show really bad result , which is kind of a relief to me because it gives me an excuse not to do it; but i have come across some deals that seem just too good to be true, and it makes me really nervous.
