Title is passed with a Special Warranty Deed and the warranty to title is made excepting out the existing mortgage that you agree to pay.Also look at "wrap" loan or financing, which is what the land contract often does, it's a financing agreement that includes the existing mortgage.Study, ask questions, good luck :)
