While you do not need 6 months of living expenses as a emergency fund, you do need some put back.The only exception I can see for the time being, is if you were able to find a turn-key duplex, triplex or 4plex where the mortgage payment (PITI) would be $700 or less and live in one of the units.

Seller financing doesn't change capital gains tax generally, except only the principal received is taxable under the capital gains.

I completely agree that you must put yourself in the seller's shoes as best you can to match the right solution to what they want.Here is one extremely vital exercise I do now.1) Reverse engineer past profitable transactions.2) Deconstruct, examine & identify the key elements.3) Then rebuild the machine piece by piece to attempt to improve & replicate.It's a never ending process.
