I started listening to How to Money about 1.5 years ago, Bigger Pockets and Bigger Pockets Rookie about 6 months ago, and just picked up "Long-Distance Real Estate Investing" by David Greene.

I would think mortgage costs and taxes, insurance, and water bills plus repairs would eat into that quite a bit.
