Have them sit in on the interviews and get a checklist of what to ask, how to vet tenants by calling prior landlords and verifying work history, etc.  

Cover your bases, but you'll miss the forest for the trees if you focus on every detail every time.The tenant has a 12 month history of auto-paying.

They will want to know:- locations (need that to determine fire protection)- Age, Sq Footage, current limits- claims history- dates systems (Electric, Plumbing, Roof, Heat)- any burglar or fire alarmsthey may need- do the tenants have pets- are there in ground tanks- who the current coverage is with and when it renews- tax id for the owner (FEIN for corp/LLC or SS # for individual)With that info, it may be a quick answer as to whether or not your current carrier is competitive or they  may need to rate it up.

All other terms and the rates will be specific to the geography, the property's history, your financials and track record, and how good you are at negotiating commercial loan term sheets.

We can even go as far as the rest of the south eastern WI area.

But due to the entrepreneurial nature of my post college life I have a work history that the banks scoff at.

I always recommend checking credit, criminal and eviction history.
