I would like to take a deep dive into the subject of seller or owner financing.

I would say that $50,000 is more than enough to get started and dive in - remember, learning from doing is always the best way forward in real estate. 

I don't think your finance numbers are anywhere in the ball park. unless its owner carry.. also keep in mind low end rentals like these will be work to keep maintained and running smooth.. markets price for risk.. low price higher risk.. just a fact of life in the mid west deep south.

Ours was a very old building circa 1920's higher than the street so the old pipe depth was not that deep.
