Well my best input would be to make sure and pull all pictures and descriptions of all Sold, under contract and active comps into your system.

I think that they when they listed it, they just put Short sale in the description.

However, I met a guy at a meeting who got a free parrot off craigslist.

Its the same reason why I leave specific showing scheduling instructions in the description.

While I know what to do for the job I am struggling to articulate the actual job description of real estate investing onto a resume for others.

Based on the description it sounded like a $30K+ rehab, so, I would say it is a very skinny flip. 

@Jeremy L MoskalI have run teaser ads that say something like “coming soon” with a description of the property and a general idea where the property is located but without supplying actual address or photos.

This probably means more discipline when it comes to the expenses you mentioned.Also, based on your description of yourself, I think you may benefit from getting your RE license and turning that into your side hustle.

I don't have Dallas specific househacking advice, but some general advice I can give is that when you go to post your room for rent ensure that you take the time to take high quality photos and post a detailed description of the property and yourselves.

That map needs to be a bit more descriptive.
