Problem is I would like to buy a little faster since all I need to do is keep providing down payments to keep building my portfolio but a bit cash strapped.I created a LLC, opened up a Business CC and Checking account and pretty much doing all the right stuff but the lack of money is killing my momentum.

I do think most of the MLS stuff is over priced here in the area specially knowing the rent values according to neighborhoods.

Nothing is worse than having to dig through a bunch of personal accounts to find the stuff you need to books financial statements together. 3) Use a real accounting system (Quickbooks counts, you're good here)4) Get trained on your accounting system (bonus points if you can get training from someone that you can outsource to later)5) Get even more cash flow - outsourcing usually starts around $200/mo and that's the really, really, really cheap stuff.

Is anyone providing their rental SFH with minor tech items such as Ring doorbells or smart deadbolts? These were standard in my new home and it's really a great piece of mind annoying I can let my kids in and check on...

Just balk park stuff needed at this time.

Since she wants that $300 SD back, I would dangle that as a carrot to make sure she gets all of her stuff out of the house. 

I’m going to continue to search for local meet up and virtual stuff in the surrounding counties.

In a highly dense area like a metro it can be good, however in the suburbs it can be trashy.
