Fortunately the carpet is new, so barring any disaster, I should be covered by tenant's deposit for any damages that occur in the future.  

I looked up both of your recommendations and I will use them in the future.

That being said we will most likely look into getting my wife licensed in the future if the need arises.

My guess is he will continue far into the future.

there is value add for sure but they are all small apartments so won’t increase drastically looking at $50 per apt prprobably at most in the near future.

I found BP while on my deployment this last fall and started researching this a future business for me and my family.

One popped up in my neighborhood and several people in the neighborhood informed code enforcement and they shut them down.If you and your wife are good with living in a smaller place to pay down your mortgage faster than that seems like a great idea to me.At some point in the future you could always move back into the main house and rent the smaller unit if you ever wanted to.
