Would caution you about trying to be a property manager AND an agent.While they are both real estate related, it's really hard to serve these two different businesses at the same time and do it well.Also, not understanding your lease-to-own goal.

They're offering about 75k worth of incentives, and I'm allowed to use that in a variety of ways.I'm lowering the price by 65k, and using the rest towards closing costs so I can have cash on hand for the next property.

Your options would be to sell it, and most likely take a loss on it as you also will have closing and realtor costs involved which you can assume that would be 10%.
