Does anyone use a Real Estate Lawyer in Denver who is familiar with rentals?

Two identical properties next door (don't know condition or finishings) are assessed at 235k and 270k. 

 @John Warren: Expect you could put together a group of lawyers and get some variation of opinion as to its legality for the unlicensed. 

It may need to be a conditioned walkway to meet the code. 

After 2 months of back and forth on negotiating with the lawyer/owner we come to agreement of $260k with contingency of tenant moving out before funded the deal.

I think you want to evaluate your mortgage broker & any member of your team the same (Realtor, Lawyer, etc.)1.

In Colorado, most Triplex or Quads will be more than 550 if they are in a good condition and cash flowing well. 

So if a dwelling cost on average 20k to bring to average condition the market will discount that property much higher then 20k allowing the frugal and knowledge rehabber immediate equity.

The form is not required, but is recommended for agents to fill out (and buyers to sign) stating the home is in the same condition now than it was the day you wrote an offer/stating you have walked through the property and are satisfied with the current condition.

Additionally, my county provides general property data in easy to use files showing things such as # of bedrooms and bathrooms, the general condition of the property, last market sale date and price, zoning, etc.
