They're a bit much but in general, pretty decent folks and they keep the unit in pretty clean shape.

Super easy to clean at turnover, lasts longer, is more durable, etc

Keep emotions out of it as much as possible (easier said than done, I know).If you feel uncomfortable saying you are not the owner (when in fact you are) consider putting your properties in an entity, ie; corporation, LLC, trust, etc. 

I know that these properties continue to collect liens from the city for different infractions (needs cleaning, boards on windows, etc.). 

You could say the dog is not allowed inside the house, and they have to clean up after the dog every week, but be prepared for them to break that rule pretty much every day starting on day 1.As an aside, in some areas you could have trouble if you disallow dogs.

I know it was a pain the first time, but after the first one, they get significantly easier.

Then once that’s cleaned out, buy undervalued properties cash, rehab, refinance and repeat
