Manzanillo is a booming port city with lots of growth, construction, and jobs. 

Local market is very strong now but could be nearing the end of cyclical boom so there would be downside exposure but if I ended up having to carrying one or both homes for a couple years that wouldn't be outrageous.

The area is hot and going through a boom.

I am trying to find vacant land.I emailed the County Tax Collector and they offered to sell me a CD that "contains all unpaid County of San Bernardino Tax Collector bills." for $225 BUT it does not "contain any assesse information such as owner of record names, mailing addresses or legal descriptions."

I want to move to a market that is currently booming, therefore, not great for me to start investing in.

But, me personally, I am a little tired of some of these uneducated real estate services using the excuse, "we have to be much more diligent these days about everything" or "its not like it used to be during boom", to justify them not knowing the actual rules of their own service........I still remember a closing I had about 3 years ago where the underwriter wouldn't approve the loan until I showed that I deposit the tenant's security deposit in my bank.

I did buy this last year before the boom, and finding a repeat seems like it would be darn near impossible (but it isn't).

I believe this was supported by all the jobs in our oil and gas industry at the same time the movie industry was booming here and tech companies were surging in volume.  

But his own business is booming and he no longer works on that end with me Is it time to find a property manager or should I wait until I have  more than 10 units?
