The lender may not ask questions but that would seem extremely out of place because it is boldly in their face with the 3 party check.

For the last six months I have been a one man show doing everything including printing, stuffing, and stamping envelopes, talking to sellers, looking at the properties ( two hour drive to Wichita Falls, TX and back from Mansfield, TX where I live) running my own comps, marketing and talking to buyers, etc.

I was able to find out the owners name and mailing address and three of them were different (aka absentee owners :) Yea)I went out and box a 20lb yellow pad, created a word template that would print on it and look pretty close to hand written, printed out letters for each of the properties, and will be mailing them out tomorrow..

I’ve even trusted a BOTG ( also buyer) to print my contract and have the seller sign it when meeting at the property.

You need to print out a w9 and get the handyman to fill that out once he has done $600 or more.Then you issue him a 1099 early next year.

However, a guarantee, I wouldn't expect that...at least I've not heard of it.How do you handle calls for repairs -, do you try to solve the problem before sending someone out Stop where I bolded and let them answer.

I just say be bold and send out 10 messages a week to developers and you will for sure get at least one to meet with you.
