If you plan to do multifamily in the "Far" suburbs it can be harder to hit your cashflow targets VS city/near burbs simply because there is limited inventory. 

In the meantime, tell her you are done talking to her about the heat.

I would suggest looking to bring in a partner and give them a percentage of equity for the $.Another option is to take profits from flips to grow or look to sell some of your rentals to grow as well.

In Maryland for a year lease, you have to give 90 day notice of non-renewal.

If that was the best deal I could find, I'd probably buy it.
