If the LLC is an operating business..... lets say providing roofing services with annual revenues that are consistent or even better increase year after year for 10 years, lines of credit or other lending options might be available that aren't available for a new business.

Your credit score will take a hit with the heloc and banks will sometimes count the entire funds available as though it were all used when calculating dti for other deals.

While it would impact some business plans more than others,  its probably possible to function with 5-10% a year rent increases allowed and vacancy decontrol,   but if we get the more extreme variety like what the far left wants  (inflation or less for increases,   no vacancy decontrol,  etc)  it will be bad.

Pay attention to what finishes they have.As far as cash flow goes, it's subjective but $2,500/month meets the 1% rule for a property valued at 250k and is generally not bad.
