You might as well use your local County or Federal DPA program that will actually give you a down payment and assist in closing costs - rather than a tax credit (holding breath).

We did not get assistance from Support to assist us with figuring out how to run numbers for a multi-family off market property.

If you have an issue on the other property and you have to book a flight you really need somebody on the ground to assist you.

Out of curiosity, was there any indication as to why any of the property management companies declined any assistance?

Look for markets with growing populations, growing jobs, modern/diverse economies in landlord friendly states.
