@Mohit Asthana my advice would be:1) Develop an investing criteria and a business plan2) Research the areas that interest you and become an expert in the area, go visit it, learn the demographics etc. 3) Use the process of elimination to narrow down the areas that you're focused4) Build a team to support you on your REI journey.

Then...Get comps on the propertyGo to the tax collectors office and find out the total amount to pay off all the liens (taxes, water, sewer, etc...)Visit the zoning department to find out the highest and best use for that property.

A woman from Las Vegas, Nevada had owned the property for several years, but does not visit any longer and was wanting to part with it (probably due to tax purposes, etc).The property consists of a small single family house, a decent outside 2 story shed, a old chicken coop (will be tore down), and about 0.5 acres of land for a whopping price of $18,500.

@Paul ZangerFrom my experience, I go on the walk-throughs in my out of state rental on the Section 8 inspection and visit family all for a tax deduction.If you can't see mom, I would send mom to the house and give her a gift card.

And I should add that even with Wells Fargo, I had visited several branches before finding one with a customer service representative that knew what I was seeking; you might have to do that as well.

Going to visit the property in the next 1-2 weeks -- if all looks good, will submit LOI (already know minimum price Seller needs to be at and it works well within my math/criteria) and put the property under contract.
