Disproportionate economics with some randomly rewarded and others hit hard.

If you are a high risk, high reward investor, than flipping houses in the bay area might be right for you.  

As others said above, passive losses from depreciation can offset passive gains from the sale of real estate.OZ is an option as well, but comes with it's own risks and rewards.

But, I must disagree strongly against one property in one LLC, it definately does not shield you from liability if you lose personally in court, your assets can be at risk which includes all the LLC business interests you hold, there are many aspects that make this a bad idea that have been covered here by attorneys who were saying it's not necessary.....insurance is your line of defense and quality management is your first line of defense.If your partnership is really on a fair basis, it would be that rewards were equal to risks assumed.

Time to switch the furnace/boiler over to natural gas and be done with on-site fuel storage ... and be rewarded with lower heating bills.

I've funded a lot of repairs/ upgrades on my rental with credit card bonuses and rewards.

Gotta make sure it fits your exit strategy and fits there risk/reward comfort.

It's a risk versus reward business decision.
